Kauri is a full-service real estate development firm whose founders and principals have a diverse level of experience in every facet of real estate development, finance, construction and asset management. Kauri is directly involved in “ground-up” new development as well as the renovation and conversion of existing real estate into new use, or “re-development” properties. Our strategic process involves a system of progressive steps, carefully reviewing zoning and site conditions, which allow the property to be developed as planned without budget or schedule delays.

Feasibility Period

Our development work starts with a comprehensive feasibility period, which progresses the project through the following steps

  • Place property under contract to purchase, with due diligence
  • Conduct survey of property
  • Acquire Phase 1 environmental report
  • Obtain geo-tech soils report, if necessary
  • Acquire Phase 2 environmental report, if necessary
  • Begin preliminary planning with an architect


We proceed to the Entitlement process, including the following collaborative steps

  • Hold public meetings with a design review board
  • Solicit and gather public participation
  • Conform to the city’s overall plans
  • Obtain a Master Use Permit (MUP)
  • Apply for the building permit


Working closely with our construction partners, municipal partners, and investment team, we begin the development process

  • Manage project
  • Market for sale or lease


Over the years Kauri has grown to include a full scope of property management services. Working together, Kauri’s Administrative and Property Management departments are able to oversee all aspects of property management from facilitation of on-site and day-to-day duties to providing ownership with up-to-date accounting information.

Maintenance and Renovation

We provide on-going maintenance and continued renovation to maximize the property’s value

  • Provide annual preventative maintenance schedules
  • Conduct frequent property inspections by the property management staff
  • Maintain close communication between office and on-site staff
  • Provide renovation of existing apartment communities to maximize long-term value
  • Deliver group buying power (products, advertising and vendor services)


We manage all necessary insurance policies to ensure complete coverage of all assets

  • Manage master insurance program for clients under Kauri management
  • Provide the best coverage available at competitive rates
  • Offer a three-year commitment on accounts with acceptable claim history
  • Offer earthquake and flood insurance at competitive rates
