Kauri is directly involved in "ground-up new development" as well as renovation and conversion of existing properties into new use, or "re-development." The processes for both involve progressive steps that ensure zoning and site conditions which allow the property to be developed as envisioned.

Feasibility Period

  • Property is put under contract to purchase, with due diligence
  • Survey property
  • Acquire Phase 1 environmental report
  • Geo-tech soils report, if necessary
  • Acquire Phase 2 environmental report, if necessary
  • Preliminary planning with an architect

Over the years Kauri has grown to include a full scope of property management services. Working together, Kauri’s Administrative and Property Management Departments are able to oversee all aspects of property management from facilitation of on-site and day-to-day duties to providing ownership with up-to-date accounting information.

Controls to Maximize Gross Revenue

  • Weekly status reports to closely monitor vacancies, notices to vacate and delinquencies
  • Customized software and computer support at each site
  • Monthly market analysis to ensure that rents are set correctly to maximize income
  • Prompt rent collection and appropriate follow-up action on delinquent rents
  • Coordination of utility management and conservation programs
  • Screening through credit and criminal history reports for all prospective applications
  • Compliance with all Fair Housing and HUD guidelines and policies

Preventative Maintenance and Renovation

  • Provide annual preventative maintenance schedules
  • Frequent property inspections by the property management staff
  • Close communication between office and on-site staff
  • Renovation of existing apartment communities to maximize long-term value
  • Group buying power (products, advertising and vendor services)


Kauri provides accounting services for the owners and managers of commercial properties outside the Kauri portfolio.
