Total Wine & More is finally coming to the rapidly changing Interbay neighborhood.

Developers have broken ground on the site more than a year after the retailer announced it was planning a store in the Seattle neighborhood.

A partnership of real estate companies Kauri Investments and Ariel Development is building the 25,000-square-foot store, which will be part of a larger shopping center complex on the site at 1600 W Armory Way.

The site is just off of the busy 15th Avenue West corridor, wedged between two of the city's most affluent neighborhoods – Magnolia and Queen Anne. It is just south of the Interbay Golf Center and north of a Whole Foods and near Expedia's future headquarters campus.

The national wine superstore will be the first tenant on the 7.71 acre development. It took a 10-year lease for the site. The store is expected to open around Thanksgiving this year.

This is just the latest addition to the vastly changing neighborhood.

Just 11 people lived in Interbay five years ago, according to Census data. Since then, around 350 apartment units have been built in two projects, and another 221 units are coming in a third.

The Whole Foods shopping center is nearly full. And Champion Party Supply announced its leaving downtown Seattle to move to the neighborhood.
