Site Work Complete for 120-room Hilton Garden Inn in Medford, Oregon

June 19--Construction could begin this fall on a four-story, 120-room Hilton Garden Inn Hotel in south Medford.

The hotel, which has been planned for years, will be built to the west of Homewood Suites, a 109-room Hilton hotel, and just to the west of Ellendale Drive.

Kent Angier, president and chief executive officer of Kauri LLC in Seattle, said a marketing analysis indicates Medford can support another hotel.

"It's an economic hub for Southern Oregon," he said, citing the booming health care industry, the nearby U.S. Cellular Community Park, Rogue Valley Manor and the Oregon Shakespeare Festival as some of the major draws.

Kauri is a real estate investment company that has formed MHGI LLC for the purposes of building the Hilton hotel in Medford.

The design of the building, which is similar to the existing Homewood Suites, will be reviewed by the Medford Site Plan and Architectural Commission at noon Friday in City Hall, 411 W. Eighth St.

Angier said the budget for the hotel is still being worked out, but he said he anticipates it will be in the $12 million range.

Site work already has been completed for the new hotel, which could open in the fall of 2015, he said.

Homewood is an extended-stay facility, but the new Hilton will have accommodations more suited to short stays, Angier said.

He said the new hotel will offer upscale rooms, though he said he didn't know yet what the average cost per night would be.

The hotel will be four stories tall, contain 77,365 square feet and be situated on 3.25 acres.

A 3,107-square-foot conference space is planned, and the parking area would have 160 spaces.

As part of the project, the developers will dedicate Welcome Way and Hospitality Way off Ellendale to the city.

The hotel project has undergone a number of changes over the years.

In 1984, the original concept for a commercial area around the Manor was laid out. Then, in 1998, the city approved a 150-room hotel with a 20,000-square-foot conference center.

The hotel size and conference center were scaled back in 2008.

The new hotel will be one of eight hotels in Medford with more than 100 rooms, according to Travel Medford. The Rogue Regency Inn on Biddle Road is the biggest hotel at 203 rooms.

Medford has 40 hotels, which combined offer more than 2,500 rooms.

Anne Jenkins, senior vice president of Travel Medford, said she thinks Medford attracts enough visitors to justify another hotel.

"I absolutely think it," she said. "On certain weekends we are definitely at capacity."

While several local hotels have been renovated recently, Jenkins said, "We haven't had a new hotel in quite some time."

The Hilton hotel has been on the drawing board for years as part of the plan for properties surrounding the Manor, Jenkins said.

She said the new hotel will appeal to visitors who are searching out a recognized name in the hotel industry.

"Bigger chains like that have a following," she said. "There are many people who will only stay in those type of properties."
